Crawl Space Makeover

Challenge

This homeowner had a list of issues they wanted to have solved. Their floors were cold in the winter, the first floor was drafty, and the gas bills were higher than some of the neighbors. During the summer months, they also complained of high humidity in the home and mildew odors.

Solution

We performed a full evaluation including a negative pressure blower door test, thermal imagery, air flow testing, air leakage testing, humidity testing, and more.

We found that the crawl space beneath the home was creating 90% of the issues the homeonwer complained of. A full crawl space encapsulation or "makeover" was the prescription!

Here is a photo of the crawl space before we started doing the "real" work. The fiberglass batts were already removed in this photo so that the crawl temps were similar to the temps above.

Dimple matting and TerraBlock are installed on the floor. This allows the ground to dry out if it were ever to get damp, and it also keeps the Earth from absorbing the heat from the crawl space.

The finished product includes CleanSpace (20 mil) thick vapor barrier and closed cell spray foam on the walls and rim joists to make the building envelope perfect.
